With thermal imaging and a moisture meter, an inspector can locate moisture issues even before any serious damage has been done.

Radiated thermal energy cannot be seen by our eye but can be sensed by our skin.
Thermal imaging measures differences in temperature with the assignment of colors based on the temperature.
In these photos we used an infrared (IR) camera, to take thermal imaging photos for detecting moisture problems. Obviously, excess moisture can cause staining or mold growth. The walls appear to be dry. This basement had been just cleaned with bleach and painted, but the mold problem will most likely return as long as there is still a moisture issue. Here we where able to locate the source of moisture intrusion, determine the extent of the moisture problem and provide documentation and recommendations.
Thermal imaging can be helpful:
- during an energy audit to locate hidden leaks;
- to help identify wet spots in insulation;
- to document any damage after a flood or pipe rupture and find affected areas that may not be obvious;
- to find wet areas inside a wall, floor or ceiling, crawlspace and inside ductwork in a non-intrusive way;
- to find a leak in-slab water supply or waste lines.

Thermal imaging is very effective in detecting and documenting moisture-intrusion.
When a liquid evaporates it cools the object in contact with it, a process known as "evaporative cooling". This temperature difference between the wet spots (being cooler), and building allows for moisture within walls, under floors, and above ceilings to appear in a thermal image.
